Armour Building

Holyoke, Massachusetts

This project transforms a former triangular, two-story meat-packing factory into a city business node through adaptive reuse. The design adds accessibility and code-compliant egress improvements for both new and renovated areas while preserving key industrial features, including exposed brick and steel columns in select spaces.

The building also underwent a partial occupancy change: the first floor shifted from Business to Assembly use, while the second floor remained Business. The client’s goals included creating an outdoor terrace, an accessible entrance and restrooms, space for a future restaurant/bar on the first floor, and offices on the second floor and mezzanine.

The design concept was largely shaped by the building’s geometry. The curved terrace and outdoor prep area respond to the triangular property line, once defined by adjacent railroad tracks. On the first floor, the triangular layout will create a dynamic space for the future restaurant/bar area. An accessible ramp leads visitors to the open terrace and entrance beneath a canopy inspired by older train stations.

On the second floor, the design includes a kitchenette, new mezzanine, open space, offices and conference room. High ceilings and tall windows fill the space with natural light, creating an industrial loft atmosphere. An open cable railing and dazzling staircase visually connect the mezzanine to the floor below.
